Overview

The proposed Structure Plan supersedes an earlier Structure Plan previously advertised between 1 November 2021 to 20 December 2021. The previous Structure Plan proposal was presented to Council at the 14 June 2023 Ordinary Council Meeting.

The Structure Plan provides a coordinated planning framework to guide the future subdivision, land use and development of the subject lands. The Structure Plan encompasses five (5) lots within Hazelmere, comprising of 21.15 ha, which is proposed to include R20 residential, light industry, and highway service land uses. There is also public open space and drainage proposed, and a network of roads including a Distributor B Road running north to south through the Structure Plan area (from Stirling Crescent to Hazelmere Circus). The Structure Plan proposes an estimated lot yield of 46 and dwelling yield of 48, with an estimated population of 131 people.

This is the proposal for comment. The map shows the proposed zones, densities as well as the general layout of the key roads and reserves.

Appendices and other information

These are technical reports that set out the background, concepts and detailed investigations that inform its design. Some are technical in nature, intended to verify the land’s suitability for development and make recommendations.

Comments received will be forwarded to the Western Australian Planning Commission for consideration after the Council decision as part of the ordinary assessment process.
