What is changing?

  • Changing density resulting in a dwelling yield of approximately 92 lots (an increase from 79 in the original Structure Plan).
  • Modified street layout and an extra connection to Barletta Vista.
  • Changes to Public Open Space.
  • Updated Technical Reports – including Bushfire Management Plan, Engineering Services Report, Traffic Impact Statement and Local Water Management Strategy.
  • Other administrative changes, including but not limited to removing Lot 2 Burley Road from the Structure Plan’s name and map, principally on the grounds that this land is still ‘Urban Deferred’ in the Metropolitan Region Scheme, ‘General Rural’ in the Local Planning Scheme No. 17 and is not currently capable of urban development. The existing Structure Plan lacks detail on this land, so its omission reflects the current situation.

Motivation

The Applicant contends there were challenges with the bulk earthwork strategy for Lot No.7 and extensive retaining wall structures, poor lot orientation and inefficient internal road network. The modified Structure Plan addresses these challenges and provides an improved stormwater and drainage management regime, by better using the natural topography and fall of the land and finished levels of Barletta Vista which is being constructed as part of the subdivision approval for Lot 9002.
