The key changes involve part of Lot 24 (No.60) Blundell Street, part of Lot 8000 Citrus Avenue, part of Lot 7 Blundell Street and part of Lot 8001 Malvern Street, Dayton (approx. 1.6574 ha combined). These lands are in the north-eastern portion of the structure plan area.

What is changing?

  • Reclassifying part of Lot 24 (No.60) Blundell Street and part of Lot 8000 Citrus Avenue, Dayton from ‘Public Open Space’ (E-POS02) to ‘Residential’ R25. This will decrease E-POS02 in size from 1.0153 ha to 0.2367 ha. The Applicant estimates the approx. 0.7786 ha of Residential R25 will yield 19 additional lots/dwellings.
  • Updating the reserves depicted on parts of Lot 7 Harrow Street and part of Lot 8001 Malvern Street from ‘Public Utility’ to ‘Public Purpose – Drainage’ (approx. 06421 ha) to reflect subdivision and water management plan decisions.
  • Incidental updates as identified in the Applicant’s proposal and tracked changes document. These generally update the road and densities to reflect the Western Australian Planning Commission's approved densities and what are the created lots.

Motivation

In summary - the Applicant contends Public Open Space (E‑POSF02) was conceived as a combined drainage / linear park. Detailed engineering has now confirmed runoff can be wholly directed to purpose‑built basins on Lot 7 and Lot 8001, permitting 0.7786 ha of surplus land to transition to residential use while retaining a 2,367m² landscaped local park and mature trees. They submit this is appropriate as the locality is well-serviced with public open space in the form of the district playing fields and the balance of E‑POSF12.
