WHAT IS CHANGING?
The Applicant seeks to rezone the subject lot from 'Residential' to 'General Commercial' in terms of the City of Swan Local Planning Scheme No.17.
APPLICANTS' MOTIVATION:
The proposal has come about due to the subject site operating as an approved 'Shop' on a residential zoned site. The proposed amendment to rezone the subject site to 'General Commercial' is to ensure consistent zoning across the local centre, with land to the south of the subject site already zoned 'General Commercial'.
RATIONALE:
The scheme amendment intends to allow the re-use of the existing building for a broader range of commercial uses. There is no redevelopment plan for the subject site at this stage, and the usability of the existing buildings has not reached expiry. On this basis, it is contended that:
- The amendment is not intended to enable redevelopment of the site, rather it will support a broader range of land uses operating from, and utilising the existing built form, at the subject site. In this regard there will be no changes to the access and parking at the subject site.
- There will be no amenity impacts resulting from the proposed scheme amendment as the site has historically operated as an approved commercial land use (Shop).
