The City has received an application for development approval for the construction of a ‘Single Dwelling and Associated Infrastructure’ at Lot 2160 (No.139) Litchfield Promenade, Jane Brook. The lot is zoned ‘Rural’ under the Metropolitan Region Scheme and ‘Landscape’ under the City of Swan Local Planning Scheme No.17.

The proposal includes the following:

1. The reclassification of the existing single dwelling within the building envelope to a shed and;

2. A new single house and garage outside of the approved building envelope.

The proposed house building footprint is 216m2 with an additional detached 57m2 garage.

The proposal is broadly consistent with the setback requirements outlined within the City’s Building and Development Standards for Rural Zones.

This proposal does not accord with a provision of the applicable structure plan, whereby “all buildings are to be located within building envelopes where designated”. Noting this departure from the structure plan, the City is inviting nearby landowners to make a submission on the proposal.
