The City has received an application for a proposed outbuilding at Lot 115 No.7 Harling Way, BULLSBROOK WA 6084. The details of the proposal are as follows:
- Measures 12m x 8m = 96m2
Wall height: 3.8m
Roof height: 4.87m
- Colour: Surfmist (Cream)
The applicant is seeking approval for a larger outbuilding (shed) than what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
Outbuildings (Clause 5.4.3 of the R-Codes):
- A wall height of 3.8m, in lieu of the 2.4 metres permitted as of right.
- A primary street setback of 3m, in lieu of the 12m permitted as of right.
- An overall size of 96m2 in lieu of 60m2 permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles which read:
- “Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
