The City has received an application for a proposed outbuilding at Lot 392 No.31 Orange Avenue, UPPER SWAN WA 6069. The details of the proposal are as follows:
- Measures; 5m x 6m = 30m2
Wall height: 3m
Roof height: 4.01m
The applicant is seeking approval for a larger outbuilding (shed) than what is permitted “as of right” under the Residential Design Codes (R-Codes) and the Local Development Plan (LDP-10/2021). The proposal includes the following departures:
Outbuildings (Clause 5.4.3 of the R-Codes) and LDP-10/2021:
- A setback of 0.5m, in lieu of the 2m permitted as of right on the rear boundary.
- A setback of 0.5m, in lieu of the 1m permitted as of right on the north boundary.
- A wall height of 3m, in lieu of the 2.4 metres permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles which read:
- “Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
