The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R20/50 under the City’s Local Planning Scheme No.17
The proposal consists of the following particulars (if relevant):
- An area of 30m2
- A wall height of 2.5m
- A peak height of 2.8m
- A garage door facing Holmesdale Road
This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a 2.5m wall height in lieu of the required 2.4m wall height.
The associated performance criteria of ‘Clause 5.4.3 Outbuildings’ is as follows:
“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties”
The application also varies a provision of the Woodbridge Heritage Policy:
‘The placement of solid/roller doors on garages facing the street is generally discouraged’
