The City has received a development application for a shed for Lot 1280 (No.25) Oldenburg Pass, Stratton. The Lot is zoned Residential R20 and is sized 510m2.
The shed is to be 6.151 metres by 14.162 metres in size with a height of 3.524 metres. The southern 6.8 metre length of the shed will be unenclosed on the north-eastern, southwestern, south-eastern sides in accordance with the development plans provided to the City.
Identified R-Code Variations
The applicant is proposing a northwestern lot boundary setback variation to C3.1 of the Residential Design Codes - 5.1.3 Lot Boundary Setbacks
- A northwestern setback of 1 metre is proposed in lieu of the Table 2a 1.1-metre requirement.
The applicant is proposing a variation to the outbuilding provisions in variation to C3 of the Residential Design Codes - 5.4.3 Outbuildings
- A maximum outbuilding site cover requirement of 10% of the lot size or 60m2 applies (whichever is lesser). As the lot size is 510m2, a maximum allowance of 51m2 in outbuilding site cover therefore applies. The shed is proposed to be 87m2 in variation to the site cover requirement.
- A wall height of 3.524 metres is proposed instead of the required 2.4 metres, in variation with deemed-to-comply provision C3 (ii) relating to large and multiple outbuildings.
- C3 additionally references requirements to comply with provisions relating to setback and outdoor living area provisions, to which variations have been proposed.
