The City has received a planning application for a Shed and additional accessway at Lot 71 (No. 71) Railway Ave, MIDDLE SWAN.
The lot is zoned Urban under the Metropolitan Region Scheme and Residential Redevelopment under the City’s Local Planning Scheme No.17.
The proposal consists of the following particulars:
- A 6.09m x 12.09m (3.92m high) Colorbond shed in Monument colour
- A second accessway and crossover with a width of 5m
This proposal varies the deemed-to-comply provisions of ‘Clause 5.3.5 Vehicular Access’ by virtue of proposing driveays with an aggregate of 11m in lieu of the required 9m.
The associated performance criteria of 5.3.5 Vehicular Access is as follows:
“Vehicular access provided for each development site to provide:
- vehicle access safety;
- reduced impact of access points on the streetscape;
- legible access;
- pedestrian safety;
- minimal crossovers; and
- high quality landscaping features.”
This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a total area of 73m² in lieu of the required maximum 60m² and a wall height of 3m in lieu of the required maximum 2.4m.
The associated performance criteria of 5.4.3 Outbuildings is as follows:
"Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
