The City has received a development application for a proposed single house on Lot 57 (No.35) Islington Avenue DAYTON WA 6055. The applicant is proposing an as-of-right variation to the lot boundary setbacks on the west and east boundaries. The details of the proposed development are as follows:


Zoned: R20

  • Site Area: 450m2
  • Site Cover: 243.92m2
  • Wall height: 2.7m
  • Pitched Roof height: 5.4m


The as-of-right variation is:

  • 1.05m in place of 1.5m from both the west boundary
  • 1.26m in place of 1.5m from the east boundary

(as seen on the associated site plans).


The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.1.3 Lot boundary setbacks.


Design Principles:

P3.1 Buildings set back from lot boundaries or adjacent buildings on the same lotso as to:

  • reduce impacts of building bulk on adjoining properties;
  • provide adequate sunlight and ventilation to the building and open spaces on the site and adjoining properties; and
  • minimise the extent of overlooking and resultant loss of privacy on adjoining properties.

Prior to the Council giving consideration to the proposal, comments from the surrounding owners are being sought.
