The City has received the abovementioned Development Application for consideration.
The development proposal is for 36 Grouped Dwellings and is summarised as follows:
- Two-storey development;
- Three (3) and four (4) bedroom configurations;
- Lot sizes between 116m2 to 270m2, with a larger lot situated on the corner of Main Street and Studio Lane; and
- 11 visitor bays.
In addition to the proposed development plans and Individual Floor Plans, the development application includes the following technical appendices and supplementary reports:
- Planning Report;
- Traffic Impact Statement;
- Sustainability Strategy; and
- Landscaping Plan.
The subject site is zoned ‘Special Use Zone 4’ under the City’s Local Planning Scheme No.17. The Ellenbrook Town Centre Structure Plan is applicable and designates the site as ‘Mixed Use’ with a density of R60-R100. A Grouped Dwelling is a ‘P’, permitted land use within the Mixed Use zone.
The development is assessed against the provisions of State Planning Policy 7.3 – Residential Design Codes Volume 1 – Part C (R-Codes).
The following variations to the R-Codes provisions are proposed:
Clause 3.3 Street Setbacks
- Primary street setbacks to Main Street are proposed at less than 2m (various).
Clause 3.4 Lot Boundary Setbacks
- Unit 19 – Upper floor setback 1m in lieu of 1.5m to the east lot boundary.
Please be advised the City is not the decision-maker for this application and the application will be determined by the Metro Outer –Development Assessment Panel (DAP) due to the value of the proposed works. The City’s role is to provide a recommendation to the DAP through a Responsible Authority Report. As part of preparing the City’s Responsible Authority Report to the DAP the City are seeking your comments on the proposal. Your comments will be included within the Responsible Authority Report to ensure that the community’s views can have the opportunity to form part of the DAP’s consideration of the proposal.
