The City has received a development application for a proposed ‘outbuilding’ located in the rear of 32 Niabell Road CAVERSHAM WA 6055. The applicant is proposing an as-of-right variation to the aggregate area of sheds on the property.

The details of the proposed development are as follows:

Area: 4.5m x 3.1m = 14m²

Wall height: 2.4m

Overall height: 2.8m

Existing approved shed size: 170.42m²

The as-of-right variation is 184.42m² in place of 60m² for total shed area on the property (as seen on the associated site plans). The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.4.3 Outbuildings:

P3. Outbuildings that do not detract from the streetscape or the visual amenity of

residents or neighbouring properties.

Prior to the Council giving consideration to the proposal, comments from the surrounding owners are being sought.
