The City has received a development application for a grouped dwelling and an existing shed which varies the ‘deemed to comply’ provisions of the R-Codes at 154 VictoriaRoad, DAYTON.
The lot is zoned ‘Urban’ under the Metropolitan Region Scheme and ‘Special Use 11 – Residential’ with a density code of R30 under the City of Swan’s Local Planning Scheme No.17.
The existing shed is 24.5m length x 14.5m width shed. Its wall height will be 4.7m tall, with the apex roof height being 5.2m tall.
The shed varies 2.6 Outbuildings C2.6.1 in the following manners:
- Area of shed is 355.2m2 which exceeds 60m2 per site.
- The shed is 4.7m wall height in lieu of the prescribed maximum wall height of 3m for large outbuildings.
- The shed is 5.2m wall height in lieu of the prescribed maximum wall height of 4.2m for large outbuildings.
The associated design principle for 5.4.3 Outbuildings is as follows:
“Outbuildings do not negatively impact the amenity for residents of the development, adjoining properties or the streetscape.”
The City of Swan is seeking neighbouring residents’ comments on the proposal prior determining this application.
