The City has received an application seeking approval of an ancillary dwelling application on Lot 666 (No.3) Nottingham Gardens, Ballajura. Details of the proposal are as follow:

  • The proposed ancillary dwelling is a single storey dwelling with a maximum height of 3.115m above the natural ground line.

The proposed development seeks the following variation to the Residential Design Codes:

RDC (2024) Part B Clause 5.1.2 Street Setback

  • Secondary street setback of 1.41m in lieu of the required 1.5m minimum

RDC (2024) Part B Clause 5.1.3 Lot Boundary Setback

  • Boundary walls proposed on southern boundary (rear)

RDC (2024) Part B Clause 5.1.4 Open Space

  • 45% open space provided in lieu of the required 50% minimum.
