The applicant seeks approval for development of Industry General comprising of a workshop and associated office at 63 Warren Road, Bullsbrook. The subject site is zoned Special Use 22 (Bullsbrook Industrial) and pursuant to the South Bullsbrook Industrial Precinct Local Structure Plan No. 1 has a General Industry zoning designation.
The land use permissibility is noted in the City's Scheme as a 'P' use which means the use is permitted, however development approval is required for the development. The proposal entails
- Development will provide services and equipment for the civil, earthmoving, construction and mining industries and includes heavy duty earthmoving equipment hire, maintenance of vehicles and equipment and associated administration.
- Double storey office building with two attached workshop wings with a building area of 12,560m².
- The business will operate from 7.00am to 7.00pm Monday to Friday while at times there will be after hours deliveries of large pieces of equipment.
- Development is expected to generate 297 vehicle trips on a daily basis, including heavy movement vehicles.
- A total of 108 car parking spaces are to be provided onsite via a 20m wide entry crossover and 20m wide exit to Warren Road.

The City’s role is to provide a recommendation to the DAP through a Responsible Authority Report.
