The City has received a planning application for a patio at Lot 570 (No. 2) Parkfarm Drive, South Guildford. The lot is zoned Urban under the Metropolitan Region Scheme and Residential Development with a density code of R25 under the City’s Local Planning Scheme No.17.
The proposal consists of the following particulars (if relevant):
- 6.4m x 6.3m (area 40.32m²)
- Total height 3.875m
- Patio to be Colorbond in Surfmist
This proposal varies the deemed-to-comply provisions of ‘Clause 5.1.3 Lot Boundary Setbacks’ by virtue of proposing a 0.5m setback in lieu of the required 1.2m.
The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:
“Buildings set back from lot boundaries or adjacent buildings on the same lot so as to:
- reduce impacts of building bulk on adjoining properties;
- provide adequate sunlight and ventilation to the building and open spaces on the site and adjoining properties; and
- minimise the extent of overlooking and resultant loss of privacy on adjoining properties”
This proposal varies the deemed-to-comply provisions of ‘Clause 5.1.4 Open Space’ by virtue of proposing an Outdoor Living Area that offers 60.6% covered area, in lieu of the required maximum 30% covered area.
The associated performance criteria of 5.1.4 Open Space is as follows:
Development incorporates suitable open space for its context to:
- reflect the existing and/or desired streetscape character or as outlined under the local planning framework;
- provide access to sunlight for the dwelling;
- reduce building bulk on the site, consistent with the expectations of the
- applicable density code and/or as outlined in the local planning framework;
- provide an attractive setting for the buildings, landscape, vegetation and streetscape;
- provide opportunities for residents to use space external to the dwelling for outdoor pursuits and access within/around the site; and
- provide space for utilities and essential facilities.
