The City has received the abovementioned proposal for consideration.

The City has received a development application for a proposed Grouped Dwelling (1) on Lot 1101 No.3 Olenek Place BEECHBORO WA 6063. The applicant is proposing an as-of-right variation to the visual privacy setbacks on the north boundary. The details of the proposed development are as follows:

Site Area: 700m2 (proposed lot 265m2 R35)

Area: 159.3m2

Wall height: 2.8m – 4.2m

Roof height (overall height): 5.8m

The as-of-right variation is:

Kitchen major opening above 0.5m from NGL:

1.3m from the Northern neighbour in lieu of 6m

3.7m from the Eastern neighbour in lieu of 6m

Alfresco above 0.5m from NGL:

0.3m from the Eastern neighbour in lieu of 7.5m

2.6m from the Northern neighbour in lieu of 7.5m

The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.4.1 Visual privacy:

The extent of overlooking and resultant loss of privacy on adjoining properties.
