The City has received a planning application for an Ancillary Dwelling and Residential Outbuilding at Lot 2 (No.10) Frederic Street, MIDLAND.
The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R60 under the City’s Local Planning Scheme No.17.
The proposal consists of the following particulars:
- Residential outbuilding 13.5m x 10m, with a wall height of 6m and a total height of 7m
- Ancillary dwelling located on a mezzanine floor within the shed with a total area of 67.58m²
This proposal varies the deemed-to-comply provisions of the Residential Design Codes 2.6 Outbuildings, by virtue of proposing the following:
- A 135m² shed in lieu of the required 60m²
- Shed wall of 6m in lieu of the required 3m
- Shed overall height of 7m in lieu of the required 4.2m
The associated performance criteria of 2.6 Outbuildings is as follows:
Outbuildings do not negatively impact the amenity for residents of the development, adjoining properties or the streetscape.
Siting and size of outbuildings do not compromise the ability to provide adequate primary garden area, soft landscaping, trees and deep soil areas.
