The City has received a development application for a proposed ‘Single House’ located on Lot 208 (No.4) Surrey Way VIVEASH WA 6056.

The applicant is proposing an as-of-right variation to the lot boundary setbacks on the eastern boundary.

The details of the proposed development are as follows:

  • Site Cover: 249.41m2
  • Wall height: 2.959m
  • Pitched Roof height: 5.8m.

The as-of-right variation is 1.2m in place of 1.5m from the eastern boundary (as seen on the associated site plans).

The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.1.3 Lot boundary setbacks:

Design Principles:

P3.1 Buildings set back from lot boundaries or adjacent buildings on the same lot so as to:

  • reduce impacts of building bulk on adjoining properties
  • minimise the extent of overlooking and resultant loss of privacy on adjoining properties.

Prior to the City giving consideration to the proposal, comments from the surrounding owners are being sought.
