The City has received an application for the construction of an Animal Establishment (Dog Kennel) at Lot 235 Strachan Road, Bullsbrook. The lot is zoned ‘Rural’ under the Metropolitan Region Scheme and ‘General Rural’ under the City’s Local Planning Scheme No.17.

An Animal Establishment is a Discretionary Use as per the Scheme. As part of the assessment process, the City seeks neighbour feedback prior to making a determination.

Key details of the subject proposal as shown on the submitted plans are as follows:

Main Kennel Building

  • 12 single kennels and 12 double kennels, with a maximum capacity of 36 dogs
  • Designed for short-term and long-term stays, featuring premium amenities for client-owned pets
  • 10 ‘deluxe board rooms’ accommodating 2 dogs of the same family for personal pets, boarding, breeding.
  • Onsite facilities for caretaker including laundry and food preparation areas.

Secondary Kennels Building 1

  • 12 dedicated rescue kennels
  • Purpose-built, short-term accommodation for dogs in recovery from sterilization, behaviour modification training, and socialization programs.

Secondary Kennels Building 2

  • Block of 24 kennels, for overflow holding and seizure cases as required.

The total maximum capacity is 96 dogs. The development is estimated to generate up to 7 visitor vehicles per day with 17 car bays onsite, which complies with POL-TP-129 Vehicle Parking Standards.
