The City has received a proposal for an outbuilding at 8 Lacebark Court Ellenbrook. The details of the proposal are as follows:
- Area: 34.33m² (4.26m x 8.06m)
- Wall height: 3.5m
- Overall height: 3.571m.
The applicant is seeking approval for a larger outbuilding (shed) than what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following variations:
Outbuildings (Clause 5.4.3 of the R-Codes):
- A setback of 0.95m, in lieu of the 1m permitted as of right.
- A wall height of 3m, in lieu of the 2.4 metres permitted as of right (noting the overall height complies with the ‘as of right’ provisions)
- A primary street setback of 1.59m, in lieu of the 6m permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles which read:
- “Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
