The City has received a planning application for shed at Lot 257 (No.83) Orange Avenue, Upper Swan. The 860 m² lot is zoned Urban under the Metropolitan Region Scheme and Residential Development with a density code of R15 under the City’s Local Planning Scheme No.17.
Details of the development below:
- 9.5m x 13.5m (129 m²) shed with a 3.5m wall height & 4.1m roof height
- 1.5m setback from western boundary
- 2 x roller doors facing north
- Shed to be used for personal vehicle and household storage
- Shed to be at natural ground level (no retaining walls or increased elevation)
This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a 129m² shed with a wall height of 3.5m in lieu of the permitted as of right 60m² in area and wall height of 2.4m
Furthermore, the applicant is seeking a variation setback of 1.5m in lieu of the permitted as of right 2m from the rear western boundary.
The associated performance criteria of 5.4.3 Outbuildings is as follows:
“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
The City has discretion to approve variations but seeks neighbour feedback as part of the assessment process.
