The City has received an application for a shed at Lot 335 (No.33) Maranon Crescent, Beechboro.

The land is zoned Urban under the Metropolitan Region Scheme, and Residential with a dual density code of R20/50 under the City’s Local Planning Scheme No.17.

The proposal comprises of the following:

  • 9m length, 9.5m width, totalling 85.5m2
  • The wall height is 3.6m, however the apex height is 4.226m
  • A Roller door facing southwest towards the primary street

This proposal varies the Deemed to Comply provisions of ‘Clause 5.1.3 Lot boundary setbacks’, and ‘Clause 5.4.3 Outbuildings’ of the Residential Design Codes by virtue of proposing the following:

  • A 0.2m setback to the southern lot boundary in lieu of the required 1.5m,
  • A wall height of 3.6m in lieu of the required 2.4m,
  • An apex height of 4.226m in lieu of the required 4.2m.
  • In addition, the shed also exceeds the maximum area requirement of 60m2, by offering a total size of 85.5m2

Prior to determining this application, the City would like to invite you to comment on the proposal.

The associated design principles of 5.4.3 Outbuildings is as follows:

“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
