The City has received an application for a proposed ancillary dwelling at Lot 125 (No.8) Bellbird Lane, Ballajura.

The details of the proposal are as follows:

  • 48 m², 2-bedroom ancillary dwelling
  • Dwelling is behind primary street setback but is visible from the street
  • 0m setback from eastern boundary
  • Minor works to the existing dwelling to complement proposed ancillary dwelling
  • Tandem car parking provided for behind street setback.

The applicant is seeking approval for a reduced setback than what is permitted “as of right” under the Residential Design Codes (R-Codes).

The proposal includes the following departures:

Ancillary Dwellings (5.5.1)

  • A setback of 0m, in lieu of the 1m permitted as of right.

As a result, the proposal requires an assessment against the applicable design principles which read:

  • P1.1 Ancillary dwelling is of a small scale and designed to support people living independently or semi-independently to the residents of the single house or grouped dwelling, sharing some site facilities and services
  • P1.2 Ancillary dwellings to positively contribute to its setting, including the existing single house or grouped dwelling and, where visible from the street or adjoining properties to the amenity of the streetscape and context.

The City has discretion to approve variations but seeks neighbour feedback as part of the assessment process.
