The City has received a planning application for a residential outbuilding at Lot 12 (No.44) Bernborough Ave, CAVERSHAM.

The lot is zoned Urban under the Metropolitan Region Scheme and Residential Development with a density code of R25 under the City’s Local Planning Scheme No.17.

The proposal consists of the following particulars:

  • 11m x 10m x 4.38m high metal shed in colour Monument
  • Total floor area 110m².

This proposal varies the deemed-to-comply provisions of the approved Local Development Plan by virtue of proposing a 2.4m setback in lieu of the required 3m.

The associated performance criteria of Lot Boundary Setbacks is as follows:

“Buildings set back from lot boundaries or adjacent buildings on the same lot so as to:

  • reduce impacts of building bulk on adjoining properties
  • provide adequate sunlight and ventilation to the building and open spaces on the site and adjoining properties
  • minimise the extent of overlooking and resultant loss of privacy on adjoining properties”.

Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
