The City has received a planning application for an amendment to DA-645/2023/A for a Shed and Gazebo at Lot 1978 (No. 58) Martinich Drive, CAVERSHAM.
The lot is zoned Urban under the Metropolitan Region Scheme and Residential Development with a density code of R5 under the City’s Local Planning Scheme No.17
This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing an 80m² outbuilding in lieu of the maximum 60m². The proposal also shows the outbuilding with a wall height of 4m and a total ridge height of 4.778m, in lieu of the maximum wall height of 2.4m and ridge height of 4m.
The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:
“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
