The City has received a planning application for a shed at Lot 331 (No. 258) Hermitage Drive, The Vines. The 4243 m² lot is zoned Rural under the Metropolitan Region Scheme and Special Use Zone 3 with a density code of R2.5 under the City’s Local Planning Scheme No.17.

Details of the development below:

  • 18m x 10m (180 m²) shed with a 3.6m wall height & 4.94m roof height
  • 1m setback from south-western boundary
  • 3 x 3m roller doors and personal access door way facing north-west
  • Lean to configuration on the northern end of shed
  • Shed to be used for personal vehicle and household storage
  • Shed to be at natural ground level (no retaining walls or increased elevation)

This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a 180m² shed with a wall height of 3.6m and a total height of 4.94m in lieu of the permitted as of right 60m² in area, wall height of 2.4m and ridge height of 4.2m. Furthermore, the applicant is seeking a variation setback of 1m in lieu of the permitted as of right 1.5m

The associated performance criteria of 5.4.3 Outbuildings is as follows:

“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”

The City has discretion to approve variations but seeks neighbour feedback as part of the assessment process.
