The City has received a planning application for a shed at Lot 226 (No.85) Clipper Drive, Ballajura. The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a dual density code of R17.5/35.5 under the City’s Local Planning Scheme No.17.
Details of the development below:
- 7.5x8 (60 m²) shed with a 3.2m wall height & 4.2m roof height
- Roller door and personal access door way facing south
- Proposed shed will be at the existing natural ground level
This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a wall height of 3.2m in lieu of the permitted as of right wall height of 2.4m.
The associated performance criteria of 5.4.3 Outbuildings is as follows:
“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
The City has discretion to approve variations but seeks neighbour feedback as part of the assessment process.
