The City has received an application for a proposed outbuilding at Lot 4956 No.38 Charlottes Vista, Ellenbrook, WA 6069. The details of the proposal are as follows:
- Measures:
Enclosed area: 7m x 11m = 77m²
Lean-to: 3.5m x 11m = 38.5m²
Wall height: 3.8m
Roof (Overall) height: 4.261m
- Colour: Non-reflective Colorbond Basalt (grey)
The applicant is seeking approval for a larger outbuilding (shed) than what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
Outbuildings (Clause 5.4.3 of the R-Codes):
- A wall height of 3.8m, in lieu of the 2.4 metres permitted as of right.
- The shed is 77m², in lieu of the 60m² permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles which read:
- “Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
