The City has received an application for a proposed outbuilding at 238 Vines Avenue, The Vines.
The details of the proposal are as follows:
- Measures 12.24m × 6.16m (75.4 m²)
- Height: Wall 3.1m, Ridge 3.6m (measured from natural ground level)
- Finished Floor Level: ~0.5 m below natural ground level to reduce bulk
- Materials / Colour: Colorbond (Woodland Grey), non-reflective finish
- Access & Hardstand: Access via existing driveway; 4 m hardstand along the western face in lateritic gravel (permeable)
The applicant is seeking approval for a larger outbuilding (shed) than what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
Outbuildings (Clause 5.4.3 of the R-Codes):
- A floor area of 75.4 m², in lieu of the 60m² permitted as of right.
- A wall height of 3.1m, in lieu of the 2.4 metres permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles which read:
- “Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
