The City has received a development application for a grouped dwelling development at Lot 269 (No. 74) Sturtridge Road, Lockridge. The dwelling is proposed to be located behind the existing house in a battleaxe configuration.

The subject site has an area of approximately 822m² and is zoned Residential R20/50 under the City’s Local Planning Scheme No. 17, with R50 being the assessment code.

The application includes variations to the deemed-to-comply requirements of the Residential Design Codes that may impact surrounding properties. The primary variation is in relation to visual privacy as follows:

C3.10.1 – Visual Privacy – The Upper floor windows for the master suite, bed 4 and the balcony result in overlooking where the line of sight extends into adjoining properties, including private open space areas in accordance with a cone-of-vision assessment. Details of the overlooking extent as identified are provided in the upper floor plan of the drawing package.

The City has discretion to approve variations to the deemed-to-comply requirements having regard to the relevant Design Principles. The City is seeking comments from surrounding landowners as part of its assessment of the application.
