The City has received a development application for two grouped dwellings at Lot 19 (No. 33) Altone Road, Lockridge. The subject site has an area of approximately 744m² and is zoned Residential R20/50 under the City’s Local Planning Scheme No. 17, with R50 being the assessment code.

The application includes variations to the deemed-to-comply requirements of the Residential Design Codes, primarily relating to visual privacy as follows:

C3.10.1 – Visual Privacy

  • The proposed dining and living area of the Lot 2 dwelling overlooks the adjoining property to the east (89 Rosher Road), including a patio area with this impact elevated by a height difference of approximately 0.6 metres due to retaining.

The applicant proposes that the existing 1.8 metre dividing fence as depicted on the elevations will assist in screening any overlooking.

Prior to determining the proposal, the City is seeking comments from surrounding landowners as part of its assessment.
