The City has received a development application for a proposed ‘Single House’ located on Lot 858 (No.33) Selhurst Road DAYTON WA 6055. The applicant is proposing an as-of-right variation to the lot boundary setbacks on the north boundary and boundary wall height. The details of the proposed development are as follows:

Area: 368m²

Concealed Roof/wall height: 4.8m

The as-of-right variation is 1.5m in place of 3.3m from the northern boundary, and boundary wall height is 4.1m in place of 3.5m (as seen on the associated site plans). The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.1.3 Lot boundary setbacks

Design Principles:

P3.1 Buildings set back from lot boundaries or adjacent buildings on the same lot so as to:

    • reduce impacts of building bulk on adjoining properties;
    • minimise the extent of overlooking and resultant loss of privacy on adjoining properties.

P3.2 Buildings built up to boundaries (other than the street boundary) where this:

    • does not have any adverse impact on the amenity of the adjoining property
    • positively contributes to the prevailing or future development context and streetscape as outlined in the local planning framework.
