The City has received a development application for a proposed shed at 8 Elia Courtyard, Swan View. The shed will coincide with the removal of a frangipani tree and an orange tree.

The shed is proposed to be 6 metres in length, 8 metres in width. It will have a wall height of 3.2 metres and a ridge height of 3.725 metres. The shed will additionally be located 0.1 metre (10 centimetres) from the northern boundary and 1 metre from the eastern (rear) boundary.

The applicant is seeking approval for a single variation to the Residential Design Codes, specifically:

Outbuildings – R-Code Clause 5.4.3

The proposal also includes variation to the standards relating to outbuildings:

Wall height:

  • Proposed: 3.2 metres
  • Permitted: 2.4 metres maximum (0.8 metre variation).

Due to the extent of the proposed variation and the likely prominence of the shed, the City is undertaking a merit-based assessment against the relevant Design Principles of the Residential Design Codes. The City is seeking comments from affected landowners.
