The City has received a development application for a Grouped Dwelling at Lot 203 (No. 113) Kingfisher Avenue, Ballajura, WA 6066.

The applicant is seeking variations to the deemed-to-comply provisions of State Planning Policy 7.3 – Residential Design Codes (R-Codes), as outlined below:

Clause 3.4.4 – Boundary Walls

The application proposes a boundary wall along the southern boundary, adjacent to a lot with a density code of R15. In accordance with the R-Codes, where a subject site adjoins a lot with a lower density code, the maximum allowable wall length and height for any boundary wall is determined by the lower density code. As the neighbouring lot is zoned R15, the deemed-to-comply provisions do not support boundary walls in this instance.

Before the proposed variation is formally considered, feedback from surrounding property owners is being sought.
