The City has received the abovementioned proposal for consideration.
Prior to Council giving consideration to the proposal, comments from surrounding owners are sought.
The proposal consists of a combination of demolition, alterations, and additions:
Demolition:
- Demolition of the external steel garage and storage;
- Demolition of the steel shed;
- Demolition of the timber and polycarbonate pergola;
- Demolition of the later addition to the south;
- Demolition of the timber and galvanised patio;
- Demolition of the enclosed patio;
- Demolition of the existing gable roof and flooring to the former kitchen to form a courtyard and carefully remove plaster from walls to expose brickwork and make good to proposed courtyard;
- Demolition of the low timber fence and gates to front of property boundary;
Alterations:
- Retention of the existing main building addressing James Street;
- Bricking up a window and door openings of the outhouse;
- Existing timber floorboards and skirtings to proposed dental rooms, sterilization and lab rooms to be carefully removed and set aside for re-use in new works;
- Repainting of previously painted surfaces to the front facade;
- Removal of painted render to west facade to reveal the existing face brick;
- New 250mm wide gravel strip to driveway adjacent to west facade of existing building to alleviate rising damp;
- Fit-out of the four existing office rooms and large reception room for two dentist rooms, a dental hygiene room, a sterilisation room, a staff room, a Laboratory and plant room, and an OPG Room;
- Fit-out of the existing laundry, bathroom and WC for a new laundry area, a new WC with a washbasin, and a new compliant UAT. The existing floor level is proposed to be raised to match the main building and new addition;
- Proposed landscaping to the courtyard where the existing former kitchen is removed. The existing fireplace and chimney are proposed to be retained and conserved;
Additions:
- A new modern addition to the rear of the four existing office rooms for a new reception area, entry and waiting room, a new brick paved veranda, and a new painted weatherboard screened bin area;
- New 1600mm high front boundary fence with galvanised railings on face brick plinth. New boundary fence to include entry gate and automated sliding gate for car access to the rear;
- A 850mm wide by 600mm high directional signage is proposed to be fixed to the brick wall of the north elevation;
- A 600mm wide by 400mm high information signage is proposed to be fixed to the entry gate of the new front boundary fence;
- A 850mm wide by 600mm high directional signage is proposed to be fixed to the brick wall of the western elevation;
- A 850mm wide by 600mm high wayfinding signage is proposed to be installed within the landscaped area at the rear of the building;
- Twelve new bays of car parking to the rear of the property including an accessible car bay;
- New landscaping to parking area.
