The City has received an application for a proposed “Single House” at 22 Rosehill Avenue, South Guildford.
The application seeks approval for reduced boundary setbacks that are less than those permitted “as of right” under the Residential Design Codes (R-Codes). Specifically, the proposal includes the following variations:
Lot boundray setbacks (Clause 5.1.3 of the R-Codes):
- Bedroom 1/Ensuite (ground floor) is set back a minimim of 1m in lieu of the 1.5m permitted as of right
- Bedroom 4 (upper floor) is set back a minimim of 1m in lieu of the 3.3m permitted as of right.
- Bedroom 2/Balcony (upper floor) is set back a minimim of 1.5m n lieu of the 2.8m permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles.
The City seeks your feedback on the proposed variations as an affected landowner.
