The City has received an application for a proposed carport at Lot 121 (No.303) Vines Avenue, The Vines. The details of the proposal are as follows:
- Measures 3.56m x 12.83m (45.67m²)
- Pole height: 3m
- Overall height of pitched roof: 3.714m
The applicant is seeking approval for a reduced setback than what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
- A setback to the western lot boundary of 0.5m, in lieu of the 1m permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles which read:
Design Principles:
P3.1 Buildings set back from lot boundaries or adjacent buildings on the same lot so as to:
- reduce impacts of building bulk on adjoining properties;
- provide adequate sunlight and ventilation to the building and open spaces on the site and adjoining properties; and
- minimise the extent of overlooking and resultant loss of privacy on adjoining properties.
