The City has received a planning application for an outbuilding at Lot 263 (No. 20) Natham Square, SWAN VIEW. The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R20/35 under the City’s Local Planning Scheme No.17

The proposal consists of the following particulars:

  • 6.5m x 3.1m metal outbuilding
  • Wall height 2.4m
  • Total height 3m
  • Colour cream

This proposal varies the deemed-to-comply provisions of ‘Clause 5.1.3 Lot Boundary Setbacks’ by virtue of proposing a 0.5m setback to the southern and western lot boundaries in lieu of the required 1m.

The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:

Buildings set back from lot boundaries or adjacent buildings on the same lot so as to:

  • reduce impacts of building bulk on adjoining properties;
  • provide adequate sunlight and ventilation to the building and open spaces on the site and adjoining properties; and
  • minimise the extent of overlooking and resultant loss of privacy on adjoining properties.”

Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
