The City has received a planning application for a Carport at Lot 99 (No. 234) Benara Road, BEECHBORO.
The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R20 under the City’s Local Planning Scheme No.17
The proposal consists of the following particulars:
- 6m x 6.15m (36.9m²) carport
- Wall height of 2.19m
- Total height of 2.6m
This proposal varies the deemed-to-comply provisions of ‘Clause 5.1.2 Street Setbacks’ by virtue of proposing 1m in lieu of the required 6m.
The associated performance criteria of 5.1.2 Street Setbacks is as follows:
“Buildings set back from street boundaries an appropriate distance to ensure they:
- contribute to, and are consistent with, an established streetscape;
- provide adequate privacy and open space for dwellings;
- accommodate site planning requirements such as parking, landscape and utilities; and
- allow safety clearances for easements for essential service corridors.”
This proposal varies the deemed-to-comply provisions of ‘Clause 5.2.1 Setbacks of Carports and Garages’ by virtue of proposing 1m in lieu of the required 6m.
The associated performance criteria of 5. 2.1 Setbacks of Carports and Garages is as follows:
“Carports and garages set back to maintain clear sightlines along the street, to not obstruct views of dwellings from the street and vice versa, and designed to contribute positively to streetscapes and to the appearance of dwellings. Garages and/or carports set back to ensure any vehicle parking on a driveway does not impede on any existing or planned adjoining pedestrian, cycle or dualuse path.”
