This application for eight (8) grouped dwellings at 43 & 45 Clipper Drive, Ballajura, was previously advertised from October 30, 2024, to November 13, 2024. However, the following variation was not included in the initial advertisement:
Clause 3.4.4 - Boundary Walls: When a property adjoins a site with a lower density code, the maximum allowable length and height of a boundary wall are determined by the lower density code. In this case, both the subject site and neighbouring lots have a dual density code of R17.5/R50. The subject site is assessed at the higher density (R50), while the neighbouring lots are assessed at the base density (R17.5). Under the deemed-to-comply provisions of the R-Codes, boundary walls are not permitted on lots zoned R17.5. Therefore, the boundary walls proposed in this application constitute a variation to this clause.

Sharing a lot boundary with 222 Illawara Cr.
Boundary wall length of 6m.
Boundary wall height above natural ground level is a maximum of 3.8m
