The City of Swan has received an application for development approval for an outbuilding at 10
Koomal Way, Ellenbrook. The proposal is located to the rear of the existing dwelling.
The details of the proposed development are as follows:
- Building footprint: 8.49m x 8.5m (approx. 72.17m²)
- Wall height: 3.5m
- Ridge height: 5.9m
- Construction: Face brick walls with Colorbond roof
- Boundary setbacks: Nil setback to two side boundaries
The applicant seeks approval to vary what is permitted “as of right” under the Residential Design
Codes (R-Codes), clause 5.4.3 – Outbuildings, as follows:
- A combined shed area of 79.8m², in lieu of the 60m² permitted as of right.
- A nil setback, in lieu of the 1m permitted as of right, to two boundaries.
- A wall height of 3.5m, in lieu of the 2.4 metres permitted as of right.
- A ridge height street of 5.9m, in lieu of the 4.2m permitted as of right.
Accordingly, the application will be assessed against the relevant design principles of the RCodes.
The City invites your comments on the proposed variations as an affected landowner.
