The City has received a development application for a shed which varies the ‘deemed-tocomply’ provisions of the R-Codes at Lot 11 (No.1) Kensington Street, Bellevue.

The lot is zoned ‘Urban’ under the Metropolitan Region Scheme and ‘Residential’ with a density code of R20/40 under the City of Swan’s Local Planning Scheme No.17.

This application is for an 8m length x 8m width (64m2) cream coloured shed. Its wall height will be 3m tall, with the apex roof height being 4m tall. Its primary purpose will be for the garaging of vehicles.

The shed varies 5.4.3 Outbuildings C3 in the following manners:

  • The shed proposes a 3m wall height in lieu of the prescribed maximum wall height of 2.4m for large outbuildings; and
  • The shed protrudes forward of the primary building line towards Kensington Street, which varies the provision which requires that sheds not be located within the primary or secondary street setback areas.

The associated design principle for 5.4.3 Outbuildings is as follows:

“P3 – Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties”.

The City of Swan is seeking neighbouring residents’ comments on the proposal prior determining this application.
