- Floor area: 108m² (12m x 9m)
- Wall height: 4.2m
- Ridge height: 4.993m
- Front setback: 12.29m
The applicant is seeking approval for a reduced front setback to what is permitted "as of right" under Local Planning Policy POL-TP-126 Building and Development Standards – Rural Zones. The proposed variations are:
- A front setback of 12.29m in lieu of the 20m permitted as of right.
As a result, the proposal requires an assessment against the objectives of the zone and consideration of any potential impact on the prevailing amenity of the locality.
