The City has received a planning application for a Front Fence & Gate at Lot 17 (No. 11) Firewood Way, DAYTON.
The lot is zoned Urban under the Metropolitan Region Scheme and Special use Zone 11 with a density code of R60 under the City’s Local Planning Scheme No.17
The proposal consists of the following particulars:
- 11.7m 200mm wide X 400mm high BRICK WALL
- 50% Permeability from 400mm high to 1800mm high
- 2x 200mm X 600mm brick piers
- 1800mm high automatic gate.
This proposal varies the deemed-to-comply provisions of Clause 3.6 Streetscape by virtue of proposing 2 x 200mm x 600mm bricker piers in lieu of pillars with a horizontal dimension not greater than 4500mm x 450mm.
The associated performance criteria of 3.6 Streetscape is as follows:
P3.6.5 The height of street walls and fences allows for passive surveillance of the street from the development whilst balancing the need for privacy of private open space and the impact of traffic noise, where located on a primary distributor, district distributor or integrator arterial road.
This proposal varies the deemed-to-comply provisions of Clause 3.7 Access by virtue of proposing no truncation to 0.75m high within 1.5m of where the walls with adjoin the driveway.
The associated performance criteria of 3.7 Access is as follows:
P3.7.4 Unobstructed sightlines provided at vehicle access points to ensure safety and visibility along vehicle access ways, streets, rights-of-way, communal streets, crossovers, and footpaths.
P3.7.5 Legible, safe, and direct access for residents and their visitors to move between communal car parking areas or public streets and individual dwellings.
