The City has received a development application for an outbuilding (shed) at 17 Wilgie Gardens, Swan View. An existing smaller shed in the proposed location will also be removed.

The proposed shed measures 6 metres by 9 metres with a top-out height of 3.804 metres above natural ground level. The shed is to be located adjacent to the northern and eastern boundaries with a 0.5 metre setback.

The proposal includes variations to setback and outbuilding requirements in accordance with the Residential Design Codes (R-Codes). These variations are detailed below:

5.1.3 Lot boundary setbacks

  • The proposed location of 0.5 metres from the eastern and northern boundaries varies the 1-metre requirement in accordance with Table 2a of the R-Codes.

5.4.3 – Outbuildings

  • The wall height of 3.0 metres varies the required 2.4 metres as specified within the deemed-to-comply provision C3 (ii).

Because the development does not meet these deemed to comply provisions, the City is undertaking a design principles assessment and is seeking feedback from affected landowners regarding the proposed variations.
