The City has received an application for a 4m x 12m (48 m²), 3.5m high shed & attached 48 m² patio at Lot 5859 (No.5) Patten Way Ellenbrook.

The applicant is seeking approval for a reduced setback than what is permitted “as of right” as per the Residential Codes:

1.4.4 Outbuildings:

  • 500mm western boundary setback in lieu of the 1m required as per R20 density requirements.
  • A 3m wall height in lieu of the maximum 2.4m permitted. The overall height is 3.5m, 700mm lower than the ‘as of right’ allowed under the Residential Codes.

As a result, the proposal requires an assessment against the applicable design principles which reads:

P3: Outbuildings that do not detract from the streetscape of the visual amenity of residents or neighbouring properties

The City has discretion to approve variations of this nature but seeks neighbour feedback as part of the assessment process.
