The City has received a planning application for a Grouped Dwelling at 13/12 Loder Way,

South Guildford.

The lot is zoned Urban under the Metropolitan Region Scheme and Residential Development with a density code of R40 under the City’s Local Planning Scheme No.17.

This proposal varies the deemed-to-comply provisions of ‘Clause 3.6 Streetscape by virtue of proposing a 2.5m long, 1.8m high screen wall on the primary lot boundary.

The associated performance criteria of 3.6 Streetscape is as follows:

“The building design addresses street frontages and provides opportunity for passive surveillance and social interaction.”

The proposal varies the deemed-to-comply provisions of 1.2 Trees and Landscaping by virtue of proposing 12.3% soft landscaping of the primary setback area in lieu of the required 15%.

The associated performance criteria of 1.2 Trees and Landscaping is as follows:

“Provision of trees and high-quality landscaping:

i. enhances the built form, streetscape and pedestrian amenity, as viewed from the street

ii. provides shade and amenity for communal streets and parking areas

iii. contributes to the visual appeal, comfort and amenity of the development

in particular private open space and communal open space and outlook from habitable rooms.”

The proposal varies the deemed-to-comply provisions of 2.2 Solar Access & Natural Ventilation by virtue of proposing no openable external window in the kitchen.

The associated performance criteria of 2.2 Solar Access and Natural Ventilation is as follows:

“Windows to habitable rooms are designed and positioned to optimize daylight, natural

ventilation and outlook, while maintaining a reasonable level of visual privacy.”
