The City has received an application for a proposed replacement and extension of the Carport/Patio at Lot 419 (No.96) Bottlebrush Drive KIARA.
The details of the proposal are as follows:

Patio: 8m x 5.2m = 41.6m²
Carport: 5m x 2.7m = 13.5m²
Total: 55.1m²
- Wall height: 2.8m
- Colour: Alpine (green)
The applicant is seeking approval to vary the setback on the north west boundary from what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
Lot boundary setbacks(Clause 5.1.3 of the R-Codes):
- A setback of 0.6m, in lieu of the 1m permitted as of right.
As a result, the proposal requires an assessment against the applicable design principles, which read:
- “Buildings set back from lot boundaries or adjacent buildings on the same lot so as to:
- reduce impacts of building bulk on adjoining properties;
- provide adequate sunlight and ventilation to the building and open spaces on the site and adjoining properties; ”
